| 1. After I find a
homesite how do I buy it?
We take a 10% deposit as Earnest Money to hold your homesite
and prepare an Earnest Money Contract to be submitted to the
developer. You may pay for this deposit by either check or
credit card. We’ll put a 15-30 day closing date on the
contract, or sooner if desired. This will give you plenty
of time to get financing, if needed. If you can’t get
financing within 15 days, your deposit will be refunded to
you. Rayner Ranch uses New Braunfels Title Company for all
of our closings.
2. Is there a Time Limit to build?
No. There is no time limit to start building. In fact, most
of the current homesite owners are years away from building.
But they understand the importance of buying a homesite now.
Some may even wish to have the homesite paid for before building.
When you start construction, however, you will have 6 months
to complete your house. What we won’t allow is a “weekend”
building project.
3. Do you have Preferred builders
we must use?
No. You can use any builder you desire! We do however have
some names of some very nice builders. Rayner Ranch does have
an Architectural Control Committee (ACC) that will require
you to submit your plans for approval prior to construction.
4. Can we build a guest home or “mother-in-law”
home on our homesite?
Yes. We ask that your guest home be built at the same time
or after your primary residence. The ACC will want to review
your plans prior to construction.
5. How much does it cost to build
a custom home?
That depends on what you want, but $75-$85 per square foot
is a good average price to use for a nice home with moderate
upgrades. This cost will include driveway, garage and a septic
system. Keep in mind that usually a 2 story is a little cheaper
to build. Be careful to match apples-to-apples when shopping
builder’s prices. You see signs all of the time saying
“Build on you homesite for $45 per sf. Does this include
masonry exterior, garage, driveway, septic, complete interior
finish out, and homesite cost? Generally it does not!
6. What is my new address?
Your mailing address will be Spring Branch, Texas.
7. What are the taxes?
Rayner Ranch is located outside of city limits, therefore
eliminating any city taxes. Currently the combined taxes are
approximately $2.24 per $100 value. For example a $30,000
homesite will be ~$672 per year (300 x $2.24).
8. Are there Property Owners Association
(POA) dues? What are they used for?
Yes, currently set at $250 per year per homesite and are mandatory
for every owner.
9. What are my closing costs?
Your closing costs will consist of the following:
a. Any of your costs incident to getting your homesite loan
(i.e. origination fee, survey fee, appraisal fee, doc preparation,
processing fee, etc.), plus the down payment required by your
lender less the Earnest money deposit.
b. Small charges from the title company usually less that
$300 which includes document and title preparation, recording
fee, courier fees, etc.
c. Prorated ad valorem taxes from your closing date to the
end of the year.
d. Prorated homeowners association dues from you closing date
to the end of the year.
10. Do you have any Community facilities
in Rayner Ranch?
Yes. Other than the green belt that meanders through our community,
our future plat includes a community park on the beautiful
Guadalupe River. In our experience with estate sized home
sites, most owners prefer to build their own pools, tennis
courts, etc. Thus community facilities go unused and not to
mention the liability of someone getting hurt on these facilities
in which each homesite owner is liable. Not having complex
community areas will help keep you POA dues low. Rayner Ranch
also connects to Rayner Ranch Golf Club that boasts 18 challenging
holes of scenic hill country golf, as well as a large swimming
pool. Since these facilities are public you will not be liable
in any way for these facilities! As an owner in Rayner Ranch
you will receive benefits to this public Golf Club.
11. How are the schools?
We think they are great but check it out yourself. We have
the area School Report Cards on file or you can download them
from the internet at
www.tea.state.tx.us/perfreport/aeis.
12. Tell me about your water system?
Our water system is owned by a local water company named Canyon
Lake Water Supply, and are governed by the Texas Natural Resources
Conservation Commission (TNRCC) regarding water treatment
and user rate charges. Rayner Ranch is tied into a water pipeline
running from Canyon Lake down Hwy 46.
13. I understand we will need a septic
system? Tell me about them and their costs?
You are correct in that you will need a septic system to handle
your sewage waste. A septic system basically consists of underground
holding tanks and leaching beds. Your waste goes into the
tanks where bacteria breaks it down before being discharged
into the leach beds. There are typically 4 classes of septic
systems ranging from the conventional system where you have
good quality soil to the aerobic system when your soil is
rocky. The aerobic system takes your “gray” water
and discharges it through sprinkler heads on your land. Price
wise your system will vary from around $3000 to $7000 depending
on the system type and septic needs. When you are ready to
build your builder will permit with Comal County. The county
will require test holes be dug on your homesite to determine
percolation quality of the soil and will then instruct the
builder on the class of septic system you can install.
14. What do I do with my RV and boat?
Enjoy them but don’t leave them parked on the road or
in front of your house. We ask that you park and store them
out of sight from the street; preferable in a storage barn
or garage.
15. Can I fence my homesite: What
type of fencing is allowed?
If you want to you can, but you are not required to do so.
No perimeter chain link fencing is allowed. Fencing may be
constructed of wood, masonry, wrought iron, or a combination
thereof. Privacy fencing is allowed in certain cases and all
pools must have fencing around as per code. See your deed
restrictions or ask an ACC member. The ACC will want to see
your plans prior to construction.
